FAQs

Have you any vacancies?
Absolutely! We have ample capacity with room to expand.

Do you have undercover storage for Caravans or Motorhomes?
No, currently we don’t. However, with our affordable rates you will still be ahead even after purchasing a quality cover.

What security do you have?
We have an access control system with motor controlled security gates, floodlights and security cameras. You will be issued a unique PIN code that will log your entry and exit and prevent unauthorised access.

Will the site be large enough for my van?
Yes, our yard and sites can accommodate the largest vans or vehicles however spaces are more limited for full size buses and large fifth-wheelers. Please call us to confirm if we can accommodate your vehicle.

Can I get access to my caravan or stored property at any time?
Access is limited to daylight hours only. Other than this you may access your caravan or storage unit at your desire. You will provide your own locks, hitch-lock (no wheel clamps or wheel chains), GPS locator etc.

What is the minimum storage period?
Minimum Storage Term is 1 month (paid in advance).

What types of units do you have?
We have Garage Spaces, Shipping Containers and Self-Storage Units

Can I just show up to the facility and have a look around?
Appointments are required to view the facility or start storage, as our site is secured by PIN controlled security gates. Please call us on 03 5941 8839 to book a site visit.

Do I need to come in to do all the paperwork or can you just email it to me?
Some of the paperwork process can be conducted online and over the phone prior to your appointment. A physical appointment is still required to provide Photo ID and an induction (15 minutes).

When does Beacon Storage require a key to my lock?
If you are storing a trailer of any type (caravan, camper, boat etc), we will need to hold a spare key for your hitch lock, so we can move it in the yard. We will need a spare car key for any cars being stored. This will be discussed and arranged when you sign an agreement with us. We will not hold keys for access to the inside your caravan/vehicle, except for cars. We do not hold keys for storage units.

Give us at least 24 hours notice and we’ll have your caravan, trailer, boat etc waiting for you in our Transition Yard. Drop it off in the Transition Yard and we park it for you in storage.

I like your business model and have a similar property of my own. How can I get started running my own storage site?
Thanks, we are very fortunate to be doing this. We entered the business in a unique way and time and the local council granted us a permit to operate on Existing Use Exemption Rights. If you have a property that is not in a commercial or industrial zone you will be risk being shut down under the zoning regulations set out by the State Government, enforced by local councils. A 'Store' or storage facility is not generally permitted in Green Wedge or Farming zoning.

We’re going on holiday soon and I want to pick up my caravan. Will we be charged for the time we are away?
Our storage agreement options are flexible depending on your requirements. The minimum term is one month of storage. You may choose either month to month storage (casual) or take an agreement for annual storage. The best value is for 12 months - the biggest advantage being a guaranteed site. We now offer a 12 month agreement paid monthly on Direct Debit.

I want to park my own vehicle
We are a valet facility; we require 24 hours notice to collect and return vehicles (excluding motorhomes and heavy vehicles). The reason we don't allow tenants to self-collect or self-return is for reduced liability across the facility, consistency and overall efficiency in the storage yard. The site gets wet and soft and our tractor reduces many issues that occur on site.

Can I give my code to others e.g. removalist, repairer etc?
You must not give your code out to anyone, as this protects you and others storing in the facility. If a third party requires access to site you must contact and discuss this with the office.

If we require more storage, what options do we have?
If you run out of space you can either transfer your goods into a larger unit, or you can take a second storage unit out under your name (subject to availability). You will need to complete a new storage agreement for the new unit.

How many tries do you get if you forget your code?
If you enter an incorrect code, the system will not recognise you - you can try as many times as you like. If you forget your code, you can call the office. Once you have provided answers to relevant security questions, we will SMS your code to you. If this happens after hours, you can call the landline phone number and follow the prompts.

What is APB error?
This is Anti-Pass Back. It means that either you did not enter your code to exit or enter the facility at some stage. Or if you're at the gate and just entered your code and the system accepted it, but the timing meant the gate could not or did not receive the open command and then you tried to re-enter it. Another way to explain this is - the gate system allows you to 'sign-in' at the entry and 'sign-out' at the exit. If you didn't sign-in when you entered it doesn't know you're on site to sign you out. For every sign-in there must be a sign-out and vice-versa. Safest process when at the gates, is to wait for the gate to fully close before you enter your PIN.

What is tail-gating?
Tail-gating is when one vehicle follows another vehicle through the gate without entering their PIN or "signing in". Tenants are responsible for vehicles they allow on site. If you (as a tenant) bring someone to site, you are responsible for their conduct on site and ensuring that they leave with you. It's preferable that the office is made aware of ALL visitors and contractors to site and contractors visiting MUST sign in and out at the office. DO NOT give your code to a 3rd party. Ensure when you enter and leave site, the vehicle behind you does not follow you unless they have signed in or out.

If someone is behind you, please proceed through the gate and stop. Wait for the gate to close behind you to ensure they can not follow you in or out. NEVER assume it's okay allow a vehicle OR pedestrian to enter. Our gate system and security is excellent, but allowing tailgating is a risk that our tenants must take responsibility for.

Do you provide a removalist service or trailer?
We do not have these services on site but can recommend local removalists and hire companies that can assist you.

Can we have access outside the advertised hours?
Not usually. This may be considered on a case-by case basis. You can speak to the Site Manager concerned and an arrangement may be agreed upon depending on the circumstances. A fee may apply for a longer period of extended access.

How much notice do I have to give when moving out?
As per the storage agreement, you will need to give at least 7 days’ written notice. An email is adequate.

Do you have a bin we can use?
The bin on site is for staff use only. All rubbish must be taken with you.

What do you mean by “hardstand”?
A “hardstand” area is a gravelled outdoor space that is generally occupied by vehicles/boats. It is open to the elements.

Do you provide a padlock or have a key for my unit?
We have a range of high-security padlocks available for purchase in the office to secure your space. We do not hold keys for units – you hold the key.

Can I pay per week?
Your account must always be one month in advance. Weekly/Fortnightly payment can be arranged if your account is more than 1 month in advance.

How often can I access my goods?
Tenants have access 7 days per week during daylight hours, provided your account is not in arrears.

Do you have BPAY?
Yes! We also have many other ways to pay, including online payments. Contact us for more info.

Am I automatically insured?
No, you are not automatically covered so we strongly recommend that your vehicle or goods are insured when you move in. We do not take responsibility for theft, loss or damage whilst your goods are in storage and if you are uninsured, you store at your own risk.

What are the prices?
Prices for vehicles are dependent on overall length. To determine this, you will need to measure from the tow ball/hitch to the back of accessories/motor.  Contact us for a quote.

Do I need to pay a deposit?
Vehicle Storage does not require a deposit. We may opt to hold a deposit for all units and it is refundable when you vacate, provided the space is left clean (swept out), undamaged, and clear (nothing left behind).

Why do I need to sign a storage agreement?
The storage agreement sets out the terms and conditions of the relationship between the storage operator and the storer. It details the rights and obligations of each party.

Why do I need to provide my vehicle insurance?
We require proof that the vehicle you have stored is insured under your name. A certificate of currency can be provided by your insurance provider.

How do I get a refund if I move out earlier than expected?
As the contract is for a minimum of one month, we only refund whole months of prepaid rent. If you are an annual storer, a penalty will apply for breaking your agreement early.

I have my own container. Can I store it on your property?
No. We have containers available for rent on site.

Are containers watertight?
The shipping containers are very new and in top condition. The are weather-proof and rodent proof.

Do I get a discount for storing in multiple units or having multiple vehicles?
Due to the high demand for storage, we unfortunately don't offer multi-unit or multi-vehicle discounts.
